I’ll be honest with you, selling a home is not a difficult process. You could do it yourself. That is, you could do it yourself, if you have knowledge of home marketing techniques; have access to tools to show the property at its best; wanted to schedule your own showings and chase agents around for feedback; able to advertise and host your own open houses; retain a real estate attorney to help negotiate contracts; qualify potential buyers; coordinate with title companies, loan officers, appraisers, inspectors, attorneys, buyer’s agents; and a whole laundry list of other tasks. You get the picture.
You could do it yourself, or you could hire me to do it for you. I have the tools, techniques, skills, experience and relationships to handle it all. Wouldn’t you rather concentrate on spending time with family and friends or preparing for your move? I handle all of the details and make all of the arrangements. I represent you and your interests in all contacts with other parties, from showings to closing.
The NATIONAL ASSOCIATION OF REALTORS® 2022 Profile of Home Buyers and Sellers reported that eighty-six percent of sellers were assisted by a real estate agent when selling their home.
For recently sold homes, the final sales price was a median of 100 percent of the final listing price, the highest recorded since 2002. Recently sold homes were on the market for a median of two weeks, an increase from one week last year. Only 20 percent of sellers offered incentives to attract buyers, a drop from 26 percent of all sellers last year.
Ten percent of recent home sales were FSBO (For Sale By Owner) sales this year. This is up from seven percent last year. The majority of FSBO sellers, 50 percent, knew the buyer of the home. FSBOs typically have a lower median selling price. FSBO homes sold at a median of $225,000 last year, significantly lower than the median of agent- assisted homes at $345,000.
The NATIONAL ASSOCIATION OF REALTORS® studies show that ninety-six percent of buyers use the internet in some way in their home search process and 60 percent of buyers use a mobile website or application in their home search. Do you know how to expose your home to these buyers?
Also shown were that real estate agents were viewed as a useful information source by 98 percent of buyers who used an agent while searching for a home. Eighty-eight percent of buyers purchased their home through a real estate agent or broker, and 82 percent of real estate sales are the result of agent contacts through previous clients, referrals, friends, family and personal contacts. We represent the buyers, and our clients want to buy your home.
